01What these terms cover
These terms are about using this website. They are not your contract for landscaping or drainage work. The work itself is governed by the written quote you sign, which sets out the scope, the materials, the price and the schedule. If anything here appears to conflict with a signed quote, the signed quote wins.
By using this site you’re accepting what’s on this page. If you don’t, the site isn’t for you — but the phone number works either way.
02Prices on this site are estimates, not offers
The figures in the pricing section and in the FAQ are typical ranges drawn from past work. They are not a quote, not an offer, and not binding on either of us. Every property is different: access, soil, depth, how far a drain has to run to reach an outlet, and how much there is to haul all move the number.
A price becomes real when we’ve walked the property and put it in writing. That written number doesn’t change unless the scope of the work changes, and if it needs to change we’ll tell you before we carry on, not after.
03Descriptions of our work
We’ve described how we build things — trench, fabric, washed stone, pitched pipe, compacted base, polymeric sand — because we think the method matters and we want you to be able to compare us against anyone else. Those descriptions are how we work as a general matter. What actually gets installed on your property is what the written quote says.
Where we say a MISS DIG 811 locate is filed before every excavation, we mean it, and it is also what Michigan law requires of anyone digging.
04Photographs and content
The photographs on this site are of work we did, taken by us on the day. The text, photographs, drawings and layout are ours. You’re welcome to link to the site or share a page. Don’t republish the photographs or copy the content as your own.
Before-and-after photographs are taken and published as part of our normal work. If you’re a customer and you’d rather your property not appear, tell us — before or after — and it won’t, or it comes down.

Where this site links somewhere else, we don’t control what’s there and we’re not responsible for it.
06The site itself
We keep the information here accurate and current, but we don’t promise the site is error-free or always available, and we don’t warrant that the general guidance on it fits your particular property. Nothing on this website is an engineering opinion or a substitute for one. If your situation involves structural work, a retaining wall of any real height, a permit, or water crossing a property line, that needs a look in person — and sometimes someone with a stamp.
07Limits on liability
To the extent the law allows, Behrendt Lawn & Drainage LLC isn’t liable for indirect or consequential losses arising out of your use of this website.
This clause is about the website. It does not limit our responsibility for the work we perform on your property, and it doesn’t take away any right you have under Michigan law — including the Michigan Consumer Protection Act — that can’t be waived.
08Which law applies
These terms are governed by the laws of the State of Michigan, and any dispute about this website belongs in the state or federal courts serving Wayne County, Michigan.
09Changes
We may update these terms. The date at the top of this page tells you when they last changed. Changes apply going forward; they don’t alter a quote you’ve already signed.
